Honest answers to the questions buyers actually ask.
Does Sitges have a train station?+
Yes, and not only in the town centre. Adif lists station 71701 Sitges and station 71703 Garraf, in the Garraf district, both served by Renfe Rodalies on the same lines. Sitges' departure board, read on Monday 31 August 2026, showed mostly R2S trains to Barcelona Estacio de Franca, Vilanova i la Geltrú and Sant Vicenc de Calders, with early R2N and R2 departures. FGC does not serve the municipality. We could not locate published frequencies, journey times or first and last services, so we quote none.
Is Sitges on the Costa Brava?+
No. Sitges is on the Garraf coast in Barcelona province, in the comarca of the Garraf. The Costa Brava towns covered in this guide, such as Roses, Tossa de Mar and Lloret de Mar, are in Girona province. The distinction matters for more than geography: Sitges sits in a different province, a different health region and a different price bracket, with asking prices close to twice those of Lloret de Mar.
Which hospital serves Sitges?+
Hospital Residencia Sant Camil, located in Sant Pere de Ribes, is published by the Consorci Sanitari Alt Penedes-Garraf as the public reference hospital for the comarca del Garraf, which Sitges is in. That is a comarca-level assignment stated on the consortium's own page, not a nearest-hospital guess. Note that although Sitges is in Barcelona province, most of the municipality falls under the Penedes health region, not a Barcelona one. The exception, Les Botigues de Sitges, is covered in the next answer.
What is different about Les Botigues de Sitges?+
Les Botigues de Sitges is a detached neighbourhood at the far end of the municipality, registered under a Castelldefels postcode, 08860. The official register of authorised health establishments places it in ABS 366 Castelldefels-2, in the Baix Llobregat Delta Litoral sector and the Barcelona Metropolitana Sud health region, while the rest of Sitges is in ABS 235 Sitges, in the Penedes region. Two addresses in the same municipality therefore sit in two different health regions, and nothing on a listing tells you which one you are buying into. It appears as a district in Sitges' own Idealista selector.
How do Sitges prices compare with other Catalan coastal towns?+
At July 2026 Sitges' asking price per square metre was about half as much again as the Barcelona province average and above the Catalonia average by an even wider margin. It is close to twice the level of Lloret de Mar or Salou and about half as much again as Tossa de Mar, Roses or Empuriabrava. It was also Sitges' highest figure on record, after a rise of more than a tenth in a year. All of these are Idealista asking prices, not transaction prices.
Is Sitges a year-round town or a second-home resort?+
The 2021 census classed about two thirds of Sitges homes as main residences, with the remaining third second homes or otherwise non-principal. Of the main homes, just over a quarter are rented. For comparison, the same census puts main residences at around a third of the stock in Tossa de Mar and Roses. Sitges also counted 53 hotels in 2025, so tourism is present, but the housing stock is mostly lived in all year.
Are there schools in Sitges?+
Yes. The Catalan education dataset for the 2025 to 2026 school year records nine distinct centres in the municipality across all levels. That includes five centres teaching primary, three teaching ESO and three teaching batxillerat, alongside nursery provision. The counts per level cannot be added together, because one centre often teaches several levels; nine is the number of distinct centres. A family can therefore school children locally from nursery through to batxillerat without leaving the municipality.
What is the climate in Sitges?+
We do not print a climate table for Sitges, because no weather station in the municipality publishes AEMET climate normals. A figure recorded at a station in another municipality is not Sitges weather, however plausible it looks, so rather than borrow one and present it as local we leave the climate block empty and say why. If another guide quotes precise Sitges temperatures and rainfall, it is worth asking which station they were actually measured at.
What are the costs of buying property in Sitges?+
When buying property in Sitges, budget for property transfer tax (ITP) of 10% up to 600.000 € (11% up to 900.000 €, 12% up to 1.500.000 €, 13% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Cataluña rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Sitges?+
Annual property ownership costs in Sitges include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Sitges within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Sitges?+
When selling property in Sitges, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Cataluña as anywhere in Spain. Plusvalia municipal is set by the town hall of Sitges and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Sitges no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
